The Brief
- Develop a large 1,400 sq m mezzanine space of which 50 per cent is dedicated to office space and 50 percent is an open plan break-out area to facilitate hot desking, networking and informal meetings.
- Build an open plan smart office space enclosed in fameless glazing with small meeting rooms and bespoke kitchen.
- Fabricate a break-out area that features artificial grass and glazed balustrade area to take advantage of mall below.
- Fabricate bespoke furnishings
The Work
The client, Dogpatch Labs, provides co-working spaces for scaling technology start-ups. Their brief to expand their space in the CHQ with an office fit-out in a mezzanine area. The brief required high spec smart office fit-outs that would facilitate the technological requirements of clients.
The space is located in the upper level of the historic CHQ Building in heart of Dublin’s Digital Docklands in the International Financial Services Centre (IFSC). The challenge was to seamlessly insert a modern office space into an important historic space. The brief called for new space to take subtle advantage of its mezzanine location above the mall below, without imposing on the lower space.
This turnkey project was built on a tight 12-week programme and set a number of challenges that the acol team had not faced in previous office fit-outs. acol completed a full smart fit-out of the space that included a bespoke furnishing fit-out within the space.
Key features of the project include an open plan office space with small meeting rooms. This space is glazed with a unique frameless glazing system which separates it from a large open mezzanine breakout space that has been fitted with artificial grass. A glass balustrade area around the breakout space overlooks the CHQ mall below and takes full advantage original exposed steel joists and purlins.
Outcomes
Although a 200-year old building, this was a new space in the building to be developed by the acol team. This architect on this project took full advantage of the historical features in the space as well as the views of the space below. The glazed walls on the enclosed office space give a sense of space by connecting the space to the break-out area. A bespoke kitchen and canteen space add to the communal work ethic the client is looking to foster.
The end result is dynamic bespoke modern office centre that augments the overall goal of reinvigorating the CHQ building.
